Homebuyers had more choices in July 2026 as housing inventory across 46 metropolitan areas surveyed by RE/MAX increased 2.8% from June and 4.7% from a year earlier. The median sales price was flat month over month at $450,000 but rose 3.4% year over year. Home sales declined 5.7% from June while increasing 2.5% from July 2025, and the average months' supply of inventory (estimated time to sell at the current sales pace) rose to 3.0 from 2.7 in June and 2.9 a year earlier. Homes sold after an average of 45 days on the market, up from 42 days in June and 44 days in July 2025. Conditions differed widely among markets: Miami closed transactions rose 11.8% year over year to 6,479, while Anchorage recorded the largest increase in new listings at 21.6%. Anthony Askowitz, Broker/Owner of REMAX Advance Realty in Miami, said buyers found opportunities across more price points and sellers were becoming more aware of the need to price properties appropriately.
