South Korea’s nationwide apartment pre-sale pipeline for September 2026 totals 26 complexes and 22,704 households, according to real estate platform Zigbang on the 31st. The planned volume is 3,045 households, or 15%, higher than the 19,659 households scheduled across 27 complexes in September last year. General sales are set to increase 43% year on year to 18,643 households from 13,049. September’s supply is concentrated in the capital region, which accounts for 13,537 households, or about 60% of the national total. Gyeonggi-do leads the regional breakdown, followed by Incheon and Seoul. Actual August supply fell short of the original plan, reflecting changes to pre-sale schedules driven by market conditions and project circumstances. Zigbang said interest rates and loan regulations have increased financial burdens, making actual supply, sale-price competitiveness and location-based differences in subscription demand important factors to watch. Some September projects may also revise their schedules because of the Chuseok holiday.
