A single apartment in Seoul's Songpa district is being offered again at a supply price of about 1.01 billion won, roughly 1 billion to 1.1 billion won below a recent transaction for a comparable unit in the same complex. The home, at Songpa Signature Lotte Castle in Geoyeo-dong, will be sold through a no-priority lottery sale known in South Korea as a "jubjub" sale, after an earlier contract was canceled over an illegal resale or a breach of housing supply rules. Applicants do not need a housing savings account, but eligibility is limited to non-homeowners who head a household and were living in Seoul as of the tenant recruitment notice on the 10th. Applications open on the 18th, the winner will be announced on the 21st, and move-in is scheduled for next month. The winner must meet a three-year residency requirement and faces a 10-year ban on winning another unit, with additional five-year limits on first-priority applications in speculation-overheated zones and application-overheated areas. The required payment at contract signing is 282.255 million won, or 30% of the supply price, before option costs. Past canceled-contract offerings at the complex have drawn strong demand, including 31,780 applications for one 84-square-meter unit in 2022.
