Varia US Properties AG, a Swiss-listed investor in U.S. multifamily (apartment housing), signed a definitive agreement with affiliates of Brookfield Asset Management covering 13 properties from its 17-property portfolio through a newly formed $693.9 million two-vehicle joint venture. The structure gives Varia US access to up to $200 million of equity capital for future acquisitions as it seeks to expand and shift toward a higher-quality portfolio. The 13 properties include 4,112 units in nine U.S. states and have an aggregate gross asset value of about $694 million, while four properties will remain wholly owned and consolidated by Varia US. The company said it plans to invest actively in the joint venture assets to maximize value before planned disposals, then recycle proceeds into higher-quality acquisitions to improve liquidity and financial flexibility and lower the capital needs tied to older, more capital-intensive assets.
