Florida's housing market strengthened in July 2026, with closed sales increasing for both existing single-family homes and condo-townhouse properties, while Miami-Dade outpaced the statewide trend. Statewide single-family closed sales totaled 23,870, up 5.1% from July 2025, and condo-townhouse sales reached 8,194, up 11%, according to Florida Realtors. The statewide single-family median sales price rose 3.7% to $425,000, while the condo-townhouse median was unchanged at $295,000. In Miami-Dade, total sales rose 8.6% to 1,935, marking an 11th consecutive month of annual gains; single-family transactions increased 5.6% to 909, existing condo sales rose 11.4% to 1,026, and $1 million-and-above sales climbed 15.5% to 394. Miami-Dade inventory declined 15.1% year over year to 15,599 listings for a sixth consecutive monthly decline. Separately, the RE/MAX National Housing Report found that inventory across 46 metropolitan areas increased 4.7% year over year and 2.8% from June, while the median price held at $450,000 month over month and rose 3.4% annually. Sales in that survey fell 5.7% from June but rose 2.5% from July 2025, and Miami closed transactions rose 11.8% year over year to 6,479; the Miami-Dade and Miami figures reflect different geographic definitions and datasets.
