New York’s office market has overtaken San Francisco’s as the largest U.S. tech talent workforce for the first time in 13 years, with 394,300 workers compared with 375,730 in the Bay Area, according to CBRE. New York’s workforce grew more than 8% from 2022 to 2025, while the Bay Area’s fell 6% amid layoffs and a shift toward artificial intelligence-related roles. CBRE defines tech talent as highly skilled workers across more than 20 technology-oriented occupations, with employment spreading into financial services, healthcare and government. The Bay Area remains CBRE’s top-ranked market overall after factors including salaries, rents and technology graduates are considered, while New York ranks fourth. The shift comes as 71% of U.S. adults say artificial intelligence could reduce jobs over the next two decades, although CBRE expects AI-related hiring to continue growing.
