Seoul's transaction-based apartment sales price index rose 2.50% in June from May, the steepest monthly increase since June 2021, and climbed 13.79% from a year earlier. The Korea Real Estate Board index reached 203.5, based on a November 2017 level of 100. All five Seoul districts recorded gains, led by the northeastern district at 2.74%, while units larger than 135 square meters were the only size category to decline. The jeonse index, which tracks lump-sum deposit leases, rose 1.28% month on month and 11.28% year on year to 144.8, extending its monthly increase streak to 11 months. July apartment sales totaled 5,234 as of the 18th, down 0.6% from June, although reporting was still ongoing. Homes priced at 1.5 billion won ($1.1 million) or less made up 81.2% of July sales, which the Seoul city government attributed to weaker high-end demand and renewed buying by owner-occupiers under tighter lending rules.
