Seongsu-dong in Seoul's Seongdong District is evolving from a popular destination for restaurants, cafes and brand pop-ups into a potential Seongsu Business District (SBD), alongside the Central Business District, Gangnam Business District and Yeouido Business District. The neighborhood's revival is commonly traced to the opening of Daelim Warehouse 10 years ago, but rising rents later displaced distinctive small businesses and raised concerns that the area had passed its peak. Instead, foreign tourism and corporate investment have driven renewed growth. Card spending in Seongsu 2-ga 3-dong, the core area from Exit 3 of Seongsu Station on Seoul Subway Line 2 to Yeonmujang-gil, reached 350.3 billion won in the first seven months of this year, nearly matching the 367.7 billion won recorded throughout 2024. Foreign tourists represented 54.4% of that spending. Their numbers rose from about 22,000 in 2021 to about 2.228 million last year, with 1.98 million visiting through July this year. CBRE Korea said rents in the area's main street-front retail zones increased 14% year on year in the second quarter, while vacancy was 3.4%, below Gangnam's 13.6% and Hongdae's 10.4%. Fashion and lifestyle companies led the early office expansion, including Musinsa and IICombined, while Krafton, Gmarket and Hyundai AutoEver are now adding larger corporate demand. Major projects near Seoul Forest and the Han River could strengthen Seongsu's business role, although at least 600,000 square meters of office space expected over the next five to six years has raised oversupply concerns. RSQUARE recorded a 14.5% office vacancy rate after a sharp quarterly increase, but said leasing demand from IT, fashion, beauty and content companies has since supported a steady decline. Research head Ryu Kang-min said it remains worth watching whether Seongsu develops into one of Seoul's major business districts.
