US single-family home prices backed by Fannie Mae and Freddie Mac were unchanged in June 2026 from May, missing market expectations for a 0.2% monthly increase. Prices still rose 0.3% in the second quarter from the first quarter and gained 2.1% year-on-year. Appreciation remained broad-based, with prices increasing in 46 states and the District of Columbia over the past year. Alaska recorded the strongest annual gain at 8.3%, followed by Vermont at 7.3%, Hawaii at 5.8%, and Illinois and West Virginia at 5.6% each. Prices declined in four states, with New Mexico posting the weakest result at a 1.2% annual drop.
