Commodity DRAM and NAND Flash prices reached fresh records in August as cloud providers expanded AI infrastructure investment, although monthly increases slowed sharply, suggesting the steepest phase of the rally may be easing. The average fixed price for DDR4 8Gb 1Gx8 rose 4.17% from July to $25, about 4.4 times its August 2025 level of $5.70. The 128Gb MLC NAND price increased 1.42% to $30.48, roughly nine times its year-earlier level of $3.42. Memory manufacturers are prioritizing HBM, server DRAM and high-layer-count 3D NAND, reducing supply of commodity PC DRAM and legacy NAND products. TrendForce forecasts major cloud service providers' capital expenditure will rise 98% year over year in 2026 and another 50% in 2027, with DRAM and NAND accounting for 47% of spending this year and 68% next year. It expects third-quarter PC DRAM contract prices to rise 18% to 23%, server DRAM prices to increase about 270% cumulatively in 2026 and enterprise SSD prices to climb about 235%. SLC NAND prices remain supported by industrial demand, while MLC pricing is moving toward stabilization as buyers resist further cost increases.
