Samsung C&T’s construction division is partnering with Chicago-based architectural design group SMDP to bid for the redevelopment contract of Mokdong Complex No. 13 in Seoul’s Yangcheon District. The project would replace 2,280 existing units on a 178,919-square-meter site at 327 Sinjeong-dong with 3,852 units in buildings rising to 49 stories above ground and four basement levels. The estimated construction cost alone is approximately 2.3763 trillion won, or about $1.7 billion. Winning the contract would give Samsung C&T its first Raemian complex in Mokdong. The partners plan to use the permitted maximum height of 156 meters to create a landmark skyline, with designs focused on structural safety, natural light, views, privacy, a distinctive façade and high-end community facilities. The site’s southern exposure would support unobstructed sightlines toward Anyangcheon Stream and Maebongsan. SMDP’s work on major Korean residential projects, including Raemian One Bailey, Nine One Hannam and Acro Seoul Forest, complements its established relationship with Samsung C&T on the Shinbanpo 4th reconstruction and design proposals for the Shinbanpo 19th and 25th reconstructions. Samsung C&T intends to use the project as a foothold in southwestern Seoul and to replicate in Mokdong the Raemian Town success it built across Banpo in Gangnam.
