A total of 10,344 households are relocating or scheduled to relocate from aging apartment complexes undergoing rebuilding in Seoul's Gangnam area between now and the first half of next year, raising concerns about wider rental-market pressure. Gangnam District accounts for 7,004 households and Songpa District for 3,340. Eunma Apartments alone is targeting the relocation of 4,424 households in the first half of next year. Officials and market participants say limited jeonse (large-deposit lease) and monthly-rent listings are prompting some residents to consider non-apartment housing, including in Gyeonggi Province. The pressure comes as jeonse price gains have accelerated in Gangnam, Seocho and Songpa. Seoul redevelopment and rebuilding projects are expected to displace 83,546 households between 2026 and 2028, compared with a projected 59,700 new apartment units, while another 95,764 households are slated to relocate from redevelopment projects in 2029 and 2030. Rep. Jeon Yong-gi of the Democratic Party of Korea called for staggered relocation schedules, monitoring of district-level rental supply and demand, and alternative housing. Experts including Shin Bo-yeon, a professor of real estate AI convergence at Sejong University, urged faster construction of non-apartment housing to absorb relocation demand.
