Bundang-gu in Seongnam, Gyeonggi Province, recorded South Korea’s strongest apartment price appreciation from September 2025 through August 2026, with listed sale prices rising 29.5%, according to real estate platform Zigbang. The increase accelerated from 10.6% in the previous one-year period as expectations for reconstruction and remodeling supported prices in Yatap-dong, Seohyeon-dong and Gumi-dong. Gwangmyeong ranked second at 28.4%, followed by Seoul’s Dongjak district at 25.3% and Yongin’s Suji district at 24.8%; Seoul and Gyeonggi each supplied five of the top 10 areas. Gains broadened beyond Gangnam as its increase slowed to 6.8% from 22.6%, while Seocho slowed to 8.0% from 19.3%. Transaction volumes rose in several advancing areas, including Dongtan, where recorded sales increased 115.0%, but fell in Gangnam, Seocho and Gwacheon. Zigbang said rising jeonse and monthly rents and owner-occupier demand could support prices, while higher interest and tax burdens could restrain purchases. Its figures are based on listed sale prices for complexes on the Zigbang platform and may differ from actual transaction or asking prices.
