Seoul’s average officetel jeonse deposit reached a record 237.37 million won in August as apartment listings and new housing supply declined, redirecting demand toward mid- and large-sized residential officetels. Deposits for units measuring 60 to 85 square meters rose 3.08% year-to-date to 472.36 million won, while those larger than 85 square meters increased 1.66% to 816.89 million won. A widening dual-pricing gap has emerged between new and renewed contracts, with differences approaching 200 million won at Hyundai Hyperion 2nd and reaching 108.5 million won, or 19.4%, at Sinnae Station Pradium The Terrace. Seoul apartment jeonse listings fell about 21% to 20,483, while officetel move-ins are projected to decline from 1,700 this year to 372 in 2028. Analysts warn that persistent shortages could lift officetel sale prices, jeonse deposits and monthly rents together.
