Bundang apartment prices rose sharply as Seoul’s housing gains shifted demand toward the relatively cheaper district, while rebuilding and remodeling expectations supported values in aging complexes. Zigbang found Bundang prices increased 29.5% from September last year through August this year, the highest gain among South Korea’s cities, counties and districts. A separate January-August comparison using Ministry of Land, Infrastructure and Transport transaction data showed regional rebalancing rather than uniform convergence: Seoul’s median actual transaction price remained 12.68 million Korean won per square meter, while Gwangmyeong, Dongdaemun-gu and Gangseo-gu moved above that level and high-priced districts including Gangnam-gu, Seocho-gu, Songpa-gu, Seongdong-gu and Bundang widened or maintained their premium. Zigbang Big Data Lab head Kim Eun-sun said jeonse prices, interest rates, lending conditions, and tax and regulatory policies could influence whether demand continues shifting between price tiers. August figures remain subject to revision as transaction filings continue.
