The records describe two separate Seoul redevelopment efforts. In Gangdong-gu, Cheonho 6 District is restarting after a 12-year delay through Rapid Integrated Planning and a proposed incorporation into the Cheonho Rehabilitation Promotion District. West of Seoul Station, six private projects in Yongsan-gu’s Seogye and Cheongpa neighborhoods are progressing through planning, association formation and permitting, with about 6,500 homes planned excluding Cheongpa 3, whose unit count remains unsettled. If Cheongpa 3 secures a confirmed plan, the area could eventually contain roughly 8,000 homes. The projects are reshaping an aging hillside district with narrow roads and poor connectivity, while nearby apartment prices are rising as Seoul Station’s residential and commercial development gains momentum. An 84-square-meter unit at Seoul Station Central Xi traded at 2.29 billion won last month, and the Seoul Station north area project, scheduled for completion in 2029, will include MICE facilities, offices and hotels.
