Seoul's average monthly rent across all housing types reached 1.313 million won (about $950) in August, the first time the figure has exceeded 1.3 million won since statistics began in July 2015. Apartment rents averaged 1.641 million won (about $1,200), up 0.91% from July. Seongbuk led apartment-rent increases at 1.85%, followed by Geumcheon at 1.64% and Nowon at 1.57%. High-rent transactions also expanded sharply in Nowon-gu, Dobong-gu and Gangbuk-gu, the traditionally more affordable No-Do-Gang area: deals of at least 3 million won a month rose to 12 during Jan. 1-Sept. 13, 2025, from one during the same period in 2024. The Korea Real Estate Board's survey, released on the 17th, comes as shrinking jeonse supply and rising jeonse prices push more households toward semi-jeonse and monthly rentals. Analysts warn that tighter lending, rising home prices, tax-related owner-occupancy and higher landlord costs could intensify the rental-market imbalance.
