Seoul’s redevelopment pipeline is expanding as districts once abandoned because of resident opposition, internal disputes or weak returns restart under eased rules. Yeomri 4 in Mapo-gu secured approval to establish a redevelopment association on the 14th of this month, after returning to the redevelopment process last December. Plans call for 1,120 units across 12 buildings of up to 35 stories. Similar recoveries are under way in Bangbae-dong’s Imkwang 1 and 2 complexes, Hongeun 15, Ssangmun 2 and Jangwi 13-1 and 13-2. Across 389 sites previously removed from redevelopment designation, 163 have resumed redevelopment or Moa Town projects since 2021, with 128,550 homes planned. Seoul’s Fast Track Planning program (an accelerated urban-planning process), zoning upgrades and revised project standards have improved the economics of some previously unviable areas, while resident consent has enabled projects to re-enter the formal process.
