Mill Creek Residential said it has started construction on Modera City North, a 330-home wrap-style rental community in North Phoenix’s Desert Ridge neighborhood. The project will be part of the 100-acre, 2 million-square-foot City North mixed-use master plan, which includes retail, office, hotel and residential space, with first move-ins anticipated in summer 2028. Located at 20711 N 54th Street near Loop 101, the property is positioned near employers including Republic Services, Sprouts, ASM, Banner Health, Nationwide and Axon, as well as Desert Ridge Marketplace, High Street, Mayo Clinic Hospital and an American Express regional office. The community is planned with one-, two- and three-bedroom homes up to 1,450 square feet and amenities including a resort-style pool, coworking space, fitness facilities and private EV-charging stations. Mill Creek said the development is being built to pursue NGBS Silver Certification.
