65 Equity Partners takes minority stake in French real estate adviser Theop

Florac will reinvest alongside the investor as Theop pursues organic growth, M&A and expansion into new geographies and asset classes across Europe.

Summary

65 Equity Partners said it is making a partnership investment in Theop, a Paris-based independent provider of client representation and real estate project management advisory services in France and increasingly across Europe. The transaction leaves founders Julien Palengat and Sébastien Alphand as the company’s main shareholders alongside management, while existing shareholder Florac is reinvesting to back the group’s next growth phase. Theop, founded in 2012, operates across three segments — client representation, advisory services and project management — and serves more than 650 clients with more than 300 employees. It says it has completed more than 1,500 projects since inception across offices, luxury hotels, managed residences, logistics and public buildings, while also building its presence in data centers, a segment it links to structural demand from digital infrastructure and artificial intelligence expansion in Europe. 65 Equity Partners said it will act as an active minority partner, supporting organic growth, further M&A, entry into new geographic markets and adjacent asset classes, as well as Theop’s digitization and AI initiatives. The companies said the partnership is intended to accelerate Theop’s development and support its ambition to become Europe’s leading platform focused exclusively on client representation.
