Statewide June and second-quarter sales and prices rose from a year earlier, while Miami-Dade posted its strongest June in three years with inventory tightening and luxury demand outperforming.
Florida's housing market recorded year-over-year gains in closed sales, pending activity and median prices in June and the second quarter of 2026, while inventory remained higher statewide. In June, statewide existing single-family home sales rose 9.3% to 26,036 and condo-townhouse sales increased 14% to 8,900; median prices climbed to $432,000 for single-family homes and $305,000 for condo-townhouses. Within that backdrop, Miami-Dade reported a 14.3% increase in June home sales to 2,107, its strongest June since 2023 and a 10th straight month of annual gains, led by a 29.14% rise in $1 million-and-up sales as local inventory declined for a fifth consecutive month. Florida Realtors said the statewide gains were aided by comparisons with a weak June 2025 and that buyers remained active despite mortgage rates around 6.5%, while MIAMI REALTORS® + RWorld highlighted cash buyers, wealth migration, international demand and condo financing constraints.
