The alternative asset manager said the vehicle beat its €1.0 billion target and €1.5 billion hard cap as it expands its single-tenant sale-leaseback strategy across Europe.
Blue Owl Capital said it reached the final close of its first European net lease fund, OREF Europe, with €1.6 billion in total capital commitments, exceeding both its €1.0 billion original target and its previous €1.5 billion hard cap. The fund will focus on single-tenant net leased real estate and infrastructure assets used in core operations by blue-chip, investment-grade tenants. Blue Owl said it sees Europe as a structurally underserved market for this strategy, particularly in industrial, data center, and essential retail assets, and described the addressable opportunity for institutional sale-leasebacks as about €13.4 trillion. The firm said the strategy already has a near-term pipeline across the United Kingdom and continental Europe spanning industrial and logistics, essential retail, healthcare, life sciences, cold storage, and corporate headquarters. Blue Owl, which reported $319 billion in assets under management, said commitments came from institutional investors including pensions, insurers, sovereign wealth funds, asset managers, endowments, foundations, and family offices across the United States, Europe, APAC, and the Middle East.
