CareTrust REIT said it closed two transactions totaling $291 million, adding a 16-property UK care home portfolio and two senior housing communities in Utah. The August deals expand the healthcare real estate investment trust’s footprint in both the United Kingdom and the United States, while reinforcing its push across leased care homes, senior housing operations, and lending. On August 1, 2026, the company acquired two off-market Utah communities with 212 assisted living and memory care units for about $65 million, including transaction costs. Those properties will be folded into CareTrust’s senior housing operating portfolio, or SHOP (senior housing operating portfolio), and run by an existing regional operator. In early August, it also bought 16 care homes across England and Scotland for an initial investment of about $226 million, including transaction costs, with the assets operated under a long-term lease by an experienced management team. CareTrust said its third-quarter 2026 investments so far total about $308 million at a blended stabilized yield of about 7.8%, while total 2026 investment activity has reached about $1.5 billion at a blended stabilized yield of about 8.7%. The company added that its refreshed pipeline stands at $540 million of near-term opportunities, made up of roughly two-thirds skilled nursing acquisitions and the rest UK care homes and strategic loans backed by skilled nursing facilities. Larger portfolio opportunities under evaluation are not included in that pipeline.
